Molly Maggiano has extensive experience representing clients in all aspects of commercial and residential real estate transactions. She handles issues from contract negotiation to closing in the sale and acquisition of property, drafting and review of loan documents, lease agreements, easements and similar transactional documents. Additionally, Molly provides a variety of developer-related services, including title review, property due diligence, utility turnover and formation of community associations. Her clients include:

Molly has a long-established career in the real estate industry, having worked in both private practice and in-house counsel for a national developer and homebuilder. Prior to joining Quarles, Molly was an attorney with a private firm where, in addition to her real estate practice, she served as counsel to several special districts with respect to matters related to real property, contracts, finance, construction and public procurement.
Molly’s diverse background enables her to understand the various components of a project and appreciate the concerns and perspectives of the parties involved, which allows her to identify potential issues early on and structure projects to best meet the needs of her clients.
Experience in Action
- Prepares and reviews contracts for acquisition and sale of property, loan documents, closing documents and other transaction-related documents.
- Advises developers in platting of subdivisions and related development matters.
- Represents developers in the creation and operation of community associations and preparation of governing documents and amendments.
- Assists in review of matters affecting title to property and property due diligence on behalf of clients acquiring property for residential and commercial development.
- Serves as counsel in various fields within the real estate industry, including land development and entitlements, project management and financial consulting.
Successes
- Represented various developers in the creation of property owner associations for residential, commercial and mixed-used projects, provided guidance and legal services related to the operation of such and then helped facilitate the transition to resident-controlled associations.
- Represented developer from negotiation through closing in acquisition of assemblage of property from multiple sellers and simultaneous closing of sale of said property to national builder.
- Represented investor in acquisition of boutique hotel and facilities, which also included oversight relating to transfer of applicable licenses, permits, leases, and maintenance and service contracts to ensure continued operations and services.
