Janelle Iturbe helps her clients with an array of real estate and financing matters, such as homebuilder financing, land banking, acquisition and development lending, build-to-rent lending, joint ventures, third-party and municipal/district development financing, asset management and dispositions (sales/leasing), and asset workouts and collection. She also has experience handling general real estate litigation and bankruptcy matters.
Prior to joining Quarles, Janelle served for more than a decade as vice president and counsel for a subsidiary of a Fortune 500 national, public homebuilder operating as a portfolio manager and capital provider to public and private homebuilders and developers. As lead counsel, she was responsible for overseeing all legal matters, from deal origination through asset disposition, as well as directing legal strategy, corporate governance and compliance to mitigate risks during various market cycles. Her high-level experience working in-house combined with her work on the law firm side provides her clients with the informed counsel they need to accomplish their goals.

Experience in Action
- Represents clients in the homebuilding finance sector, whether seeking to land bank or finance developers for the acquisition of residential lots by homebuilders. Janelle counsels homebuilders, developers and capital providers on all aspects of the creation and management of land banking, lending and build-to-rent platforms, including the financing of those platforms and the formation of joint ventures.
- Assists clients with drafting and negotiating option agreements, construction agreements and ancillary documents. Janelle also advises clients on due diligence associated with related real estate matters such as the underlying land purchase agreements, profit participation agreements, development agreements, municipal agreements and financing district agreements.
- Negotiates loan documents and ancillary documents for acquisition and development loans to developers, as well as revolving line of credit facilities for land bankers.
Successes
- Developed a national land banking platform to provide off balance sheet financing to public and private homebuilders. Oversaw the negotiation and management of a portfolio of land banked assets across the country with capital commitments ranging from $10-85+ million.
- Created a national lending platform providing acquisition and development loans to developers selling finished, residential lots to public and private homebuilders. Successfully negotiated and managed revolving loan facilities ranging from $15-$100+ million.
- Facilitated the formation of a built-to-rent platform and negotiated the initial closing of a $45+ million acquisition loan.
- Oversaw the workout and conversion of a large portfolio of non-performing loans to real estate owned properties and assisted with the repositioning of both residential and commercial properties for development and sale.
